Product Description

Tandm – Fire Sprinklers is an advanced design automation tool that operates directly within Revit®, purpose-built for fire protection professionals. It dramatically reduces design time while improving compliance, accuracy, and confidence — especially on fast-turnaround projects and large-scale commercial developments.

This tool intelligently places sprinkler heads in 3D BIM models using configurable logic aligned with:

  • Ceiling tiles (various shapes and sizes in metric, imperial and User define custom types
  • Room types and functions
  • AS 2118, NFPA 13, BS EN 12845 and user defined spacing rules
  • Project-specific design intent and family preferences
  • With minimal user input, Tandm analyses floor-by-floor model geometry, evaluates coverage zones, and places fire sprinklers according to ceiling tile coordination and spacing parameters — whether exposed or below ceiling, with or without ceilings.

What It Does

Advance Design Tool

Tandm’s Advance Design Tool (ADT) is the powerhouse behind intelligent fire sprinkler placement. It automates spacing, alignment, clash checks, and layout optimisation based on your Revit® model – giving you full control over design rules while eliminating repetitive manual work. Built for engineers, ADT enables faster, consistent, and more compliant sprinkler designs.

Room Creation

Easily create and define rooms for fire design in just a few clicks. Tandm recognises levels, boundaries, and space types to auto-generate rooms and detect missing areas. This foundation step sets the stage for accurate and efficient sprinkler placement—right from the start.

Settings Overview

Customise Tandm to suit your project needs. From soffits and ceilings to spacing rules and tag formats, the Settings Panel gives you full flexibility to work with your firm’s preferences, project requirements, and Revit® families—while maintaining accuracy and automation.

Clash Avoidance

Prevent coordination headaches before they happen. Tandm detects ceiling and service clashes during design—not after. By flagging problem areas visually and allowing immediate adjustments, you avoid rework and keep projects moving forward.

Automatic Redesign

When your model changes, Tandm keeps up. No more starting over when floor plans shift—simply regenerate sprinkler layouts in seconds, preserving existing settings and logic. A huge time-saver for teams dealing with frequent updates or late-stage changes.

Estimator Tool

Need quick quantities for a tender or proposal? The Estimator Tool gives you fast, accurate counts of sprinkler heads directly from your Revit® model—ideal for early-stage planning or budget checks, without the full layout.

Key Use Cases

Designers producing early-stage layout concepts quickly
Documentation teams preparing shop drawings for review
Contractors needing fast, compliant, and scalable output for tendering
Designers producing early-stage layout concepts quickly

Advanced Capabilities

  • Iterative Design-Friendly: Need to rerun? Simply update the model and reapply logic — Tandm updates head placement while preserving user overrides.
  • Parametric Sensitivity: Responds dynamically to ceiling tile grids, junctions, and offsets.
  • Compliance Logic: Compliant to multiple standards (AS/NZS 2118, NFPA 13, BS EN 12845) with customisable spacing tables and hazard classification presets.
  • Design Awareness: Knows when and how to apply alignment strategies, centering on tiles or adjusting to edge constraints.
  • Works with BIM 360: Tandm can run in shared cloud-based models for distributed teams or client environments.

Outputs & Workflow Integration

  • Fully modelled sprinkler fire families hosted correctly in Revit®
  • Coordinate views for checking ceiling tile alignment
  • Fire sprinkler schedules and count summaries for estimating
  • Interoperability with Tandm Estimator, Pipework, and upcoming modules

Why It Matters

  • In an industry where deadlines are tight, and margins are tighter, Tandm Fire Sprinklers gives your team the confidence to deliver faster and smarter — with less manual drafting, fewer QA issues, and stronger coordination outcomes.
  • It’s not just time saved — it’s risk reduced, quality improved, and resources freed up for higher-level activities and processes.
